Dragas Companies to Expand Grayson Commons with New 137-Home Community

Chesapeake, VA — The Dragas Companies is excited to announce the approved expansion of its successful Grayson Commons community, following the Chesapeake City Council’s unanimous decision last week to rezone approximately 40 acres of land located at 1504 Elbow Road. This decision paves the way for the development of up to 137 new condominium-style homes, offering a fresh and modern housing option in the heart of Greenbrier.
This expansion will continue the thoughtful design and vibrant living environment established by Grayson Commons, a mixed-use community of 268 homes located at Centerville Turnpike and Elbow Road. This growing project reflects Dragas’ long-standing commitment to harmoniously designed communities that offer lifestyle, location, and value.
The future neighborhood will include:
- 89 Carriage Homes – Two-story, single-family attached residences, offering charming front porches and private garden spaces.
- 48 Garden-Style Flats – Thoughtfully designed two-bedroom homes perfect for a variety of lifestyles.

The approved site plan includes significant community enhancements:
- A network of sidewalks & trails, including a 10-foot multi-use path extension along Elbow Road
- 19 acres preserved as a wooded conservation area to maintain natural buffers and support the environment
- Construction of seven new and extended turn lanes for improved traffic flow without adding access points
