Vice President of Field Operations

Job Summary:

The Vice President of Field Operations leads all aspects related to the construction of homes and recreational amenities within Dragas’ lifestyle communities. He or she reports directly to the Chief Operating Officer and heads a team of field superintendents, assistants, and trade partners to deliver homes and communities of enduring value and sustainable beauty. Qualified candidates will possess a customer-centric passion for delivering the highest quality homes and an ability to lead and inspire others to the highest levels of performance.  

Essential Duties Include:
  • Lead and develop a highly functioning team that is capable of delivering exceptional quality and superlative customer service.
  • Lead and manage the Quality Inspection, Warranty, and New Home Orientation teams and processes.
  • Ensure that all construction activities are followed according to approved plans, specifications, and Dragas’ standards of excellence and are compliant with all regulatory requirements.
  • Evaluate construction quality, timeliness, and costs, and problem-solve for enhancements.
  • Develop, monitor, and analyze construction operations budgets.
  • Participate with senior management colleagues in cross-functional meetings to ensure communication and collaboration for maximal efficiency and teamwork

Qualifications & Experience:

A successful candidate will possess the following knowledge, skills, and experience to their role as a critical member of the Dragas team:

  • Excellent organizational, leadership, management, and interpersonal skills.
  • Superior communication skills, both written and verbal.
  • Critical thinking, problem-solving, and decision-making skills.
  • Demonstrated ability to develop and train staff and resolve conflicts and mediate disputes.
  • 7+ years’ experience in high-volume or semi-custom homebuilding management.
  • Proven technical skills in operations and construction project management, including evaluating field personnel and trade contractor performance.
  • Ability to perform and evaluate material take-offs.
  • Ability to read and analyze blueprints and other construction documents.
  • Experience developing and managing budgets.
  • Experience with integrated construction software and Microsoft Office suite.
  • Demonstrated employment stability and responsible personal financial management.
  • Bachelor’s degree in construction management, business management or a related field preferred.
  • Class A contractor’s license preferred.

Compensation:

New Homes Sales Agent

Job Summary:
Hampton Roads’ best-selling local new home builder, Dragas Companies, has opportunities available for proven real estate sales representatives at our new home communities.

Candidates should be licensed Virginia real estate agents and possess a proven track record of sales and a passion for providing top-notch customer service to customers. Excellent communication and follow-up are a must.

ESSENTIAL DUTIES FOR THIS POSITION INCLUDE:

  • Provide one-on-one sales consultation with prospective buyers at our new home communities by providing information about the community, demonstrating and touring the new home models, assessing qualifications and needs of prospective buyers and closing the sale.
  • Prepare all contract paperwork and assist in upgrade selections using our sales contract software, Newstar.
  • Maintain a follow-up program for prospects and buyers using our CRM, Lasso.
  • Provide weekly traffic reports, maintenance lists for model homes, supply lists and competition shopping reports.

Dragas Companies offers an in-house marketing department to market our properties and send leads directly to you! Fees associated with membership with local MLS and realtor association are covered by Dragas Realty for all sales staff. Construction Punch Out Technician

The Dragas Companies of Virginia Beach, Virginia, winner of America’s Best Builder, is on pace to break our own records in closings and sales after 50 years of continuous success. The opportunity to join Hampton Roads pre-eminent builder comes with a strong package of compensation and benefits and for an astute, highly motivated individual eager to join a proven team for accelerated growth.

Summary of Position Requirements
The Punch-Out Technician is responsible for efficiency handling "punch out" activities for new construction homes in a professional manner. The technician will be expected to perform light construction activities to prepare homes for delivery to new home buyers. 

Primary Duties and Responsibilities:

  • Manages and performs duties necessary for the completion of quality new construction home repairs within standards set by company and industry specifications
  • Completes "punch out" activities for new construction homes to include minor painting, drywall repair, light carpentry, basic labor, etc.
  • Assists Site Superintendent and Assistant Superintendent in monitoring subcontractor's performance 
  • Participates in site and individual unit inspections
  • Assists with completion of one-month warranty requests>
  • Assists in maintaining community standards 
  • Maintains professional communication with all homeowners and internal staff
  • Maintains all cleanliness of job site and individual units
  • Promotes overall job safety 
  • Inspect/Validate workmanship and product quality to conform to company standards 
  • Other duties as assigned

  • Ability to interact with homeowners in a professional manner

Assistant Construction Superintendent

Assistant Site Superintendent
The Dragas Companies, named America’s Best Builder by Builder Magazine, seeks an Assistant Site Superintendent to join our Production Department. This position offers a competitive salary and benefits package. 

Essential Duties:

  • Schedules and monitors work of subcontractors and Punch Out Personnel
  • Works closely with Sales and Administrative Staff to ensure production and sales schedules align.    
  • Conducts Homeowner Orientation walkthroughs.  Identifies quality discrepancies and ensures that ensuing repairs are completed properly and in a timely manner.  Follows up with customers to ensure customers’ satisfaction with finished Production Units.
  • Assists Site Superintendent with the supervision and performance of on-site construction activities.
  • Works with City Inspectors to ensure production fulfills municipal, state and federal code requirements.
  • Fills in for Punch Out personnel and Superintendents as assigned.
  • Other miscellaneous duties as assigned.

Required Education, Knowledge, Skills, and Abilities: 

  • High School Diploma or GED preferred.
  • Excellent Customer Service Skills
  • Good verbal and written communication skills desirable.
  • One year of residential construction experience required.
  • Light construction skills desirable (painting, drywall finishing, carpentry, siding, etc.)
  • OSHA 10 certification (preferred)
  • RLD certification (preferred)

Physical Requirements:
 
  • Must be able to lift and carry at least 50 lbs.
  • Must be able to climb ladders and stairs repeatedly throughout the workday.
  • Must be able to work a minimum of 8 continuous hours in exposed weather conditions.

Construction Superintendent

Position Description
The Construction Superintendent coordinates all construction activities and supervises junior personnel and subcontractors to build high quality, single-family homes within a planned community on time and within budget while maintaining a safe, organized, and clean job site.     

 Primary Duties and Responsibilities:

  • Coordinate and supervise all construction activities required to build to approved plans, specifications, and company standards of excellence.
  • Direct field personnel and subcontractors to build homes on schedule, within budget and with attention to fine workmanship and detail.
  • Follow, maintain, and update production schedules.  
  • Authorize payments to subcontractors for completed work.  
  • Schedule city inspections. 
  • Perform quality control inspections.
  • Team with Production Coordinator to ensure material is ordered on time and schedule tracking system is current.   
  • Maintain positive, productive relationships with co-workers and subcontractors.
  • Ensure job site safety, structure, and cleanliness.

Required Skills & Characteristics:

  • Minimum 5 years’ experience in semi- or custom residential construction supervision. 
  • Extensive technical and practical construction knowledge. 
  • Ability to read and analyze blueprints and other construction documents.
  • Strong organizational skills, including the ability to prioritize and multi-task in a fast-paced environment. 
  • Proven leadership skills and initiative.
  • Strong oral and written communication skills.
  • Experience with scheduling software & Microsoft Office suite.

Maintenance Technician

The Dragas Companies, a well-established Real Estate Builder and Developer in the Virginia Beach area is seeking a Maintenance Technician to support our maintenance team at one of our large apartment communities. This position comes with a very competitive salary and benefits package. The Maintenance Technician is responsible for upkeep and maintenance of the internal and external structure of the apartment community.

Maintenance Technician must have skills in areas such as HVAC, plumbing, grounds upkeep, carpentry, painting, and janitorial and electrical services.

Essential Duties include but are not limited to:

  • Inspects apartment units and other structures to determine functional systems, detect malfunctions and needed repairs
  • Performs minor electrical repairs (e.g. repair/replacement of wall switches and outlets, fuses, minor appliances, cords, replacement of incandescent and fluorescent bulbs)
  • Performs minor plumbing repairs (e.g. replacement or repairs of leaks in drains, faucets, unclogging of drains, replacement of washers and hoses)
  • Performs painting, carpentry (e.g. hanging doors, fitting locks and handles, etc.)
  • Prepares apartment units for rental, turnover
  • Maintain grounds, parking lot, and work areas
  • Performs routine cleaning and maintenance 
  • On-call Service Rotation 
  • Performs other related duties as assigned by Maintenance Supervisor

Education, Experience and Qualifications: 

  • High school diploma or GED Equivalency 
  • Two or more years working experience in residential apartment community 
  • Experience with HVAC
  • Advance understanding of electrical, plumbing and carpentry as a plus EPA Certified 
  • Demonstrate employment stability and good credit standing 

Leasing Consultant

The Dragas Companies of Virginia Beach, a pre-eminent real estate developer and builder is seeking a full time, energetic and well-organized individual to join our existing property management team.  This person should enjoy working with people but also possess strong administrative abilities and computer competence.  The Leasing Consultant must be a self-motivated, sales, and customer service driven individual who enjoys working toward and achieving sales goals while presenting a professional, consistently positive image to visitors, prospects, and residents.

Responsibilities include:

  • Handling all prospective phone calls and obtaining appointments 
  • Greeting, qualifying, showing and closing prospective residents 
  • Processing applications 
  • Preparing move-in packages and lease paperwork
  • Inspecting ready apartments
  • Conducting resident move-ins by reviewing and executing lease and addendums 
  • Recording traffic and leasing activity 
  • Ensuring daily that the ground, tour routes, models, leasing office and other community amenities are open and "show" ready
  • Assisting with outreach programs
  • Assisting with resolving residents' concerns 
  • Conducting monthly market surveys 
  • Maintaining on-going knowledge of local market & market trends
  • Posting service requests
  • Encouraging & promoting resident retention and renewal programs
  • Processing move-out files
  • Ensuring curb appeal of a community
  • Keeping up-to-date resident database 
  • Participating in risk management program

Requirements: 

  • High school diploma or GED
  • College preferred 
  • Knowledge of on-site management operations
  • Prior experience in leasing and/or property management is a plus
  • Good Financial/Credit Standing

SKILLS and ABILITIES: 

  • Strong oral and written communication skills
  • Able to adhere to set and variable work schedules, including weekends and emergencies as required 
  • Able to adhere to company policies, procedures and practices 
  • Able to establish and maintain effective working relationships 
  • Able to professionally interact with customers, residents, and guests 
  • Own a valid drivers license with a good driving record and current automobile insurance 
  • Assertiveness and strong customer service orientation
  • Basic Internet, Microsoft Word, and Excel experience; working knowledge of property management software a definite plus
